Moving In - ?
Here are a few items to keep in mind as you prepare to move into Burning Tree; please share these with your broker/closing attorney:
HOA FEE/SPECIAL ASSESSMENT FEE
The seller, paid, in full, the current months HOA fee(s) as of the closing date. For the number of days remaining after the close, when the buyer is the owner of the townhome, that portion of HOA fee(s) should be collected, at closing from you the buyer and paid to the seller. The closing attorney, if properly instructed, will do this as part of the closing. Special Assessments may be handled differently, check with your broker for assistance.
The seller, did not pay the current month's HOA fee(s) as of the close. In that case, that month's HOA fee(s) should be prorated between the seller and buyer based on the days of ownership, collected at closing, from the seller and buyer and, submitted to the association's management company upon closing. The closing attorney, if properly instructed, will do this as part of the closing.
Working Capital Fund
"At the time of closing on the sale of each Lot, a sum equal to at least two months assessment for each Lot shall be collected and transferred to the Association..." See Amended and Restated Covenants, Conditions and Restrictions for Burning Tree Townhomes, dated January 2, 2001, Article V, Section Thirteen.
GATE CODES AND REMOTES
You may have been transferred the gate code and working remote by the seller. The gate code and remote will remain in effect for 30 days, during which you should apply for a new code and have the remote transferred to your name/address. After thirty days, the old code will be removed, and the remote will be inoperable. A gate code request form can be accessed by clicking here - complete it and send it along with any required fee to Cusick Management Company.
As a new owner, we encourage you to register on the Burning Tree website by going to "Register" in the upper right corner of this page. That way, you'll have full access to the website and will automatically be added to any communications sent out by the association.
GOOD NEIGHBOR COMMITTEE
The community's Good Neighbors Committee will provide you, the owner, with a welcoming package as new residents to the community. You can introduce yourself as a new resident by emailing the committee at email@example.com.
